Why a Coating Transforms Your Garage Floor
Bare concrete is porous. Over time it absorbs oil, chemicals, and moisture, leading to stains that are nearly impossible to clean, surface dusting that tracks into your home, and eventual spalling or pitting. A properly applied epoxy or polyurea coating seals all of that out and creates a surface that is easy to clean, resistant to chemicals, and dramatically better-looking.
The difference between a DIY big-box epoxy kit and a professional coating system is significant. Store-bought kits use a thin, water-based epoxy that does not bond well to concrete and often peels within a year or two, especially in Tacoma's climate where temperature changes and moisture can get under an improperly prepped surface. Professional-grade coatings use higher-solids materials applied over properly diamond-ground concrete for a bond that lasts.
At Precision Tacoma Concrete Contractor, we handle the full process: surface prep, crack repair, primer, base coat, decorative flake or color chips if you want them, and a durable topcoat. You get a garage floor that looks like a showroom and holds up to real-world use for years.

Epoxy vs. Polyurea: Which Coating Is Right for Your Garage?
Both epoxy and polyurea are excellent garage floor coating systems, but they have different strengths. Here is how to think about which one fits your situation better:
Epoxy Floor Coatings
Epoxy is a two-part resin and hardener system that cures to a hard, glossy finish. It is extremely durable, highly resistant to chemicals and abrasion, and creates a beautiful surface. Standard epoxy systems take longer to cure and are sensitive to temperature during application. They work best in climate-controlled spaces or when installed during moderate temperatures.
Polyurea Floor Coatings
Polyurea is a newer coating technology that cures faster, is more flexible than epoxy, and handles temperature extremes better during application. It is more UV-stable, meaning it will not yellow in sun-exposed areas. It is also more impact-resistant, which matters in a garage where you might drop tools. If you want the fastest turnaround and maximum durability, polyurea is often the better choice.
Hybrid Systems
Many high-end garage floor projects use a combination: an epoxy base coat for adhesion and build, with a polyurea topcoat for UV stability and durability. This approach combines the strengths of both systems and is what we typically recommend for residential garages in Tacoma.

Why Surface Prep Is Everything
The number one reason garage floor coatings fail early is poor surface preparation. If the concrete is not properly ground, cleaned, and profiled before coating, the material will not bond correctly and will peel. This is the main reason DIY kits fail within a year or two. Here is what our professional process looks like:
- Diamond grinding the surface. We use a commercial diamond grinder to open up the concrete surface and create the profile needed for a strong mechanical bond. This step cannot be skipped.
- Repairing cracks and joints. Any cracks, chips, or damaged areas are filled with an appropriate repair material and allowed to cure before coating begins.
- Applying the base coat. The primer or base coat is applied and rolled out evenly. On epoxy systems this needs sufficient dwell time before the next coat.
- Broadcasting the flake or chip. If you have chosen a decorative flake finish, the chips are broadcast into the wet base coat and then scraped flat before the topcoat.
- Applying the topcoat. A clear polyurea or urethane topcoat seals everything in, provides the final gloss level, and adds chemical and abrasion resistance.
